Moorfield Group and Resonance Capital, the asset managers of Atlantic Quay Buildings 1, 2 and 3, have announced that the first phase of on-site works to rejuvenate the office scheme have commenced for a contemporary refurbishment of Atlantic Quay 3, a prominent building located within the IFSD with first class views over Glasgow’s River Clyde.
Atlantic Quay 3 is undergoing a comprehensive multi-million pound refurbishment to a “Grade A” specification and will comprise 80,500sq.ft. of open plan office space over its basement, ground and six upper floors. Each floor is flooded with natural light with views across the River Clyde. The building will offer flexible floor plates designed to accommodate a range of occupiers. It will feature a new double-height reception with bespoke art and contemporary shower and changing with treatment room facilities will be added in the basement; new VRF air conditioning system throughout to 1:8 design ratio; 2.7m clear from floor to ceiling; new LED lighting throughout; three 13 person lifts with a separate goods lift and new refurbished finishes to all lift lobbies. The building will have the added advantage of 24 hour manned security with 31 secure car parking spaces and 100 secure cycle racks and lockers in the basement.
The design influence of the office scheme is inspired by the colour palette of the Nordic countries – citrine yellow for the low sun and greys and blues to reflect the waterways. An investment in bespoke art including a collection by the award winning landscape photographer Damian Shields will feature Nordic and Scottish artwork in the public areas of the building to be unveiled on completion in August 2017.
Mark Holmes, Asset Manager, Moorfield comments: “We are delighted to confirm that we are on-site and a comprehensive refurbishment of Atlantic Quay 3 is underway. The building represents a new opportunity for occupiers to secure a highly competitive, well located office space bringing new employment to Glasgow’s core business district.”
Angela Higgins, Director, Resonance Capital, comments: “Glasgow has a shortage of ‘Grade A’ office space in the City and with rents from £24 per sq ft. Atlantic Quay 3 will be well placed to provide a solution. We understand that our tenants want to be a part of a community where site socials, charity and art events and our bespoke art collection will form the heart of everything we do. We are looking forward to creating the City’s most contemporary and forward thinking work space.”
